BZI® to Celebrate the Grand Opening of Nautilus 1 and Its First Permanent Tenant, Iron Depot™

BZI® announces that its affiliate, BZI Innovation Park, LLC, will celebrate its first building, Nautilus 1, which is ready for global occupancy at a grand opening on Friday, October 3, 2025, from 11 am – 1 pm at 1811 N. Innovation Way in Cedar City, Utah. The 820-acre rail-served innovation park and transportation hub will welcome Iron Depot™ as its first permanent resident and highlight the record-setting performance of the on-site rail service RailSync™ and other key achievements at the event.
The Nautilus 1 building, located within the BZI Innovation Park and constructed by VISCO (buildvisco.com), has officially received certification of occupancy. The development and features of the Nautilus 1 building showcase the unique processes and innovations that differentiate BZI and its technology R&D company, InnovaTech®, from other construction companies.
BZI Innovation Park is actively recruiting tenants in construction material manufacturing, advanced manufacturing, e-commerce and distribution, as well as data centers. The park’s future plans include integrating affordable residential housing in the development.

The grand opening precedes BZI’s participation in the One Utah Summit on October 7, 2025, in Cedar City, Utah. Drake Howell, Innovation Park Project Executive, will present on the main stage the positive impact the integrated, full-service complex is having on local and statewide businesses and communities. BZI CEO, James Barlow, will also share BZI’s unique rural innovation story during the Summit’s opening VIP breakfast with Utah Governor Spencer Cox and other top business and government leaders in the state.

BZI’s affiliate rail transload company, RailSync™ (railsync.io), located within the park, has delivered more than 700 railcars since it began operations in 2023. RailSync’s performance has removed more than 3,500 inbound semi-truck loads from highways between Salt Lake City and Phoenix over the past two years. By shifting freight from road to rail, the company is reducing congestion, cutting emissions, and increasing efficiency for industries across the Mountain West.
